The challenge facing Scone's older residents

At least 30% of Scone's residents are over 60, and the fastest-growing demographic in Scotland is the over-70s group - yet new homes are nearly always aimed at younger families.

Finding somewhere to downsize to whilst staying close to friends, family and familiar things is genuinely difficult. Loneliness is a serious threat in later life.

Scotland's social care system is under severe and well-documented strain. Waiting times for care assessments are long, the care home sector faces persistent staffing shortages, and the cost of residential care - which can exceed £55,000 per person per year - places enormous pressure on both families and the public purse. In Perthshire, as in much of rural and semi-rural Scotland, these pressures are acute and getting worse.

Co-community models - where older residents live near one another with a degree of mutual support and light-touch care built into the environment - are increasingly recognised by health and social care professionals as a way to reduce demand on formal care services and support people to live independently for longer. Annaty Glen is designed with this in mind. Why this matters financially

Renting in later life is increasingly common across Scotland, yet the private rental market offers little security - rents can rise sharply and unexpectedly, landlords can sell, and the stability that older residents need is rarely guaranteed.

Mid-Market Rent changes that. At Annaty Glen, rents have to be set at a genuine discount to the open market and backed by a long-term tenancy agreement - giving residents the confidence to plan ahead without the uncertainty that comes with private renting.
