The Glen Family and Balgarvie Farm
The Glen family have farmed Balgarvie for more than 100 years. Since the early 1900s over 330 homes in Scone were built on ground that was once part of the farm. But modern farming demands huge acreage and significant capital investment, and Balgarvie is no longer viable as a working farm. Rather than simply sell the land to developers, the Glens want to create something that leaves Scone better served by community facilities and better able to look after its elderly residents.
So what's actually different?
Normally, a farmer sells land and it is up to the house builder and the Council to decide what facilities are provided. Looking at the developments built around Scone over the past fifteen years, it is clear that few meaningful facilities have ever been delivered - housing densities are maximised, and the cost of affordable homes, roads and schools absorb most of what's left of the land value. Quality outdoor space and community amenity are the first things lost.
Annaty Glen works differently. Instead of selling the land, the Glens are reinvesting its entire value back into the Annaty project - funding affordable mid-market rental homes for Scone's elderly community and veterans, while adding yet more land to create community facilities that will be available to everyone in the village.
